Every design starts with the plan: a zoning plan to agree where teams and shared spaces go, then a detailed general arrangement. From there come concept boards that pair sketches with real furniture and finishes, and design visuals of the key spaces, so you can see the office and change it while changes are still easy to make.

For Criteo’s Paris headquarters we began by zoning each floor into team studios, shared spaces and a customer suite, then developed the detailed general arrangement. Our designers then produced a concept board for every space, pairing sketches with the furniture and finishes behind them. The film below is a 3D model of the building, built from those drawings.

From Line Drawing to Colour Visual
Drag the slider to see how a design develops. The layout comes first in line, agreeing where people sit, meet and focus. Then we add colour, materials, planting and furniture, so everyone can picture the finished floor before decisions are fixed. This is the fifth floor of Criteo’s Paris office.
For the second floor of PJT Partners’ London headquarters, the design drew on the firm’s New York office: light oak, limewash walls and terrazzo. The approved design pack set out a coloured plan, then showed each space with its finishes, so everyone could see the finished floor before work started.

For DTRE’s move to 25 Argyll Street, the brief was an office staff would want to come back to and clients could work from. We started with the empty floor, zoned it, then added colour, finishes and ideas to the plan before sketching each space. The coffee bar, which doubles as the reception, shows one idea moving from sketch to 3D visual to finished build.

Options Before Decisions
We rarely show a client a single answer. For a US hedge fund we modelled several private office layouts in 3D before one was approved. For Rolls-Royce & Partners Finance we drew two layouts for the same breakout area: one built around a lounge, the other around a shared table. Seeing options side by side is how decisions get made before anything is ordered or built.
Dentsu moved its Edinburgh team into The Stamp Office, a listed Georgian building on Princes Street. Our design proposal set out every space as a visual before work began: the booths, the meeting pods, the mezzanine lounge. Here they are next to the finished office. As much furniture as possible was reused, some of it brought in from other Dentsu sites.
