  • Look for a company with a strong track record in London office fit outs, an in-house design and build team, and a clear process from consultation through to handover. Ask about their approach to budget control, programme management, and aftercare.   • Yes. We're a MillerKnoll Certified Dealer, so we supply Herman Miller, Knoll, and the wider MillerKnoll portfolio directly. We also specify and procure from a wide range of other manufacturers depending on the brief and budget.
  • We provide aftercare and snagging support as standard, typically with a retention period to make sure any issues are dealt with properly. Furniture is covered by the manufacturer's warranty. For systems like AV, we can provide ongoing servicing and maintenance agreements. A lot of our clients keep us on beyond handover for furniture additions, minor works, and periodic refreshes as their needs change.
  • The main cost categories are construction (partitioning, joinery, flooring, decoration), mechanical and electrical works (HVAC, lighting, power), furniture, AV and technology, and professional fees. M&E is often the single largest line item, especially in older London buildings where existing services need upgrading.   • We work in listed and heritage buildings regularly, particularly across Mayfair, the City, and Midtown. We employ a listed building consultant and manage the full licence to alter process, landlord coordination, and any planning or conservation requirements on your behalf.
  • No. Design is included in our contract. We handle concept design, space planning, detailed design, and specification as part of the project. Some clients come to us with an existing designer or workplace consultant already appointed, and we're happy to work alongside them too.
  • Yes. Occupied refurbishments are a large part of what we do. We phase the work floor by floor or zone by zone, manage noise and dust containment, and schedule disruptive works outside business hours where needed. The goal is always to keep the business running with minimal impact.
  • Yes. M&E is often the most complex and costly part of a London office fit out, particularly in older buildings where existing services need significant upgrading. We manage the full M&E scope as part of the project, not as a separate appointment. That covers HVAC, lighting, power, data cabling, and fire protection.
